India 4th in Global Land Investment: Asia-Pacific Trends
The report shows that real estate investments across nine major Asia-Pacific markets reached about USD 71.9 billion in the first half of 2025. This represents a 6 percent decline compared to the previous year. The markets included in the analysis are Australia, China, Hong Kong, India, Japan, Singapore, South Korea, New Zealand, and Taiwan.
Experts say the temporary slowdown was mainly caused by global trade uncertainty and broader economic challenges. However, analysts expect the market to recover in the second half of the year as interest rates stabilize and domestic investment activity strengthens.

India’s Role in Global Capital Flows
India recorded nearly USD 3 billion in real estate investments during the first six months of 2025. Although this represents a 15 percent drop compared with the same period in 2024, the country continues to attract significant investor interest.
Foreign investments contributed around USD 1.6 billion, accounting for about 52 percent of institutional inflows. At the same time, domestic investments increased strongly by 53 percent year-on-year, making up nearly 48 percent of total investments. This combination of foreign and domestic capital highlights the strong fundamentals of India’s real estate sector.
Major Real Estate Segments Attracting Investments
The residential and office property sectors remain the most attractive segments for investors in India. Together, these two sectors accounted for more than half of the total real estate investments in the first half of 2025.
Residential projects alone attracted close to USD 0.8 billion in investments, reflecting the growing demand for housing in urban areas. Many institutional investors are also partnering with local developers to develop modern office spaces, showing long-term confidence in India’s commercial real estate market.

Rising Demand for Mixed-Use Developments
Another key trend in India’s real estate market is the rising interest in mixed-use developments. These projects combine residential, retail, and entertainment spaces within a single development, making them highly attractive in rapidly growing cities.
Mixed-use and retail developments accounted for over 30 percent of investments in the first half of 2025, compared to just 7 percent during the same period in 2024. Investors are also exploring emerging real estate segments such as data centres, senior living communities, and life sciences facilities, indicating a more diversified and evolving property investment landscape in India.
